The City of Salem Real Estate Department has completed the 2016 General Reassessment of all real property located in the City of Salem. Reassessment notices were mailed on January 8.
The State Code of Virginia requires that the property values be based on 100% of Fair Market Value and the City of Salem reassess property on an annual basis. This year, property owners can expect to see changes in their assessments to equalize property values at 100% of Fair Market Value.
These changes will vary by property, house type and neighborhood in an effort to create uniform assessments at fair market value. Property owners who feel that their proposed assessment is higher than 100% of fair market value, or the proposed assessment is not in line with similar properties in their area will be able to meet with appraisers at the City of Salem Real Estate Office from January 8th through February 1st between the hours of 8:00 am and 5:00 pm Monday through Friday. Appeal forms can also be picked up in the Real Estate Office located on the first floor of City Hall at 114 N. Broad St Salem VA 24153. Pursuant to Section 58.1-3331 of the Code of Virginia, taxpayers appealing to the Board of Equalization are entitled to certain rights which include an opportunity to review and obtain copies of all assessment records pertaining to the assessor's determination of fair market value of your property. You may also request a physical examination of your property. The deadline to appeal to the Board of Equalization is February 19, 2016.
